The market is moving this way — with or without us

The government's home-buying and selling reform roadmap commits to mandatory upfront sales packs at the point of listing — including standard searches — with a code of practice due later in 2026 and legislation by the end of this Parliament. Agents who build the upfront-search habit now will be selling it as a differentiator while competitors are still reading the consultation response. Frequently asked questions

Will the buyer's conveyancer actually accept seller-commissioned searches?

In most cases, yes. Official local authority searches and regulated personal searches produced through a Search Code / PCCB-accredited provider carry the same data and indemnity protection as buyer-ordered searches. The Council for Licensed Conveyancers has issued guidance supporting reliance on them. The buyer's side will check search type, lender requirements and validity — which is why we only use accredited providers.

What does it cost the branch?

Nothing. The seller pays TrueBrick directly. The branch recommends, we fulfil, and founding partners receive a referral fee on completed orders.

Do we have to disclose the referral fee?

Yes — and we make that easy. National Trading Standards guidance requires estate agents to disclose referral fees to clients. We supply ready-made disclosure wording for your terms of business, so recommending TrueBrick keeps you compliant from day one.

What if the sale takes longer than the searches are valid?

Searches are generally treated as current for three to six months, which comfortably covers a normal offer-to-completion window. If a sale runs long, we refresh the affected searches at cost — the seller never pays for the full pack twice.

When does this launch?

We're onboarding a founding group of independent agents now, ahead of launch with our accredited search provider. Founding partners get preferential referral terms, input into the agent workflow, and first access in their area.
