What exactly do I get?
An eight-page PDF report on a specific UK property, delivered to your email in under 60 seconds. It covers flood risk, planning and heritage constraints, EPC, local crime, price-paid history, property type and tenure, and a corporate-seller flag — finishing with a coverage matrix that shows exactly which sources answered.
How much does it cost?
The Core report is a one-off £39. There's no subscription and nothing recurring. Higher tiers — Plus, Plus+ and Expert — are coming, with title interpretation, formal searches and panel-solicitor opinions.
Is this a survey or a valuation?
No. A TrueBrick report is pre-offer intelligence — it surfaces the public record so you can make a better-informed offer. It is not a RICS survey and not a regulated valuation. The Offer Range is negotiation guidance, not financial advice.
Where does the data come from?
Eight independent UK sources: postcodes.io, HM Land Registry Price Paid, the EPC Register, the Environment Agency, planning.data.gov.uk, Historic England, Police UK and Companies House. We read them back in plain English rather than handing you raw data.
What if a data source is down?
The report still ships. Every source has a timeout and a fallback, and any gap is recorded honestly in the coverage matrix on the final page — never quietly filled or guessed.
Can you tell me who owns the property?
Core flags when the seller or registered owner is a company (via Companies House). Naming an individual registered owner needs an official title-register pull, which arrives with the Plus+ tier.
How fast is it?
The report is built and emailed in under 60 seconds from payment confirmation.
Do you cover the whole UK?
Core works for residential addresses across England and Wales, where these public data sources have coverage.
