The Core report

Eight pages. Nothing hidden.

Every Core report follows the same eight-page structure, so you always know where to look — and the final page shows exactly which sources answered.

Page 1

Cover

Address, asking context, and a plain list of what the report covers.

Page 2

Top-line read

Four headline stats: property type & tenure, last sold, flood risk, planning context — plus the bottom line.

Page 3

Property & energy

Type, age band, floor area, beds, EPC current & potential, and this address's price-paid history.

Page 4

Planning & heritage

Local authority, conservation area, Article 4, listed status, and recent nearby applications.

Page 5

Environment & safety

Flood-risk zone and a local recorded-crime profile by category.

Page 6

Local market & seller

Nearby sold comparables, a short market line, and a corporate-seller snapshot.

Page 7

Risk scan

Every finding consolidated into a Red / Amber / Green at-a-glance scan.

Page 8

Coverage & close

The coverage matrix — every source, what it returned, and when — plus the disclaimer and contact.

The coverage matrix

Page 8 is the trust marker. Rather than quietly filling gaps, the report lists every source it tried, what it pulled, and the status. A source that failed shows as “Unavailable” — never as a false green. Schools and radon are shown as “Not assessed at Core tier” by design; they arrive with the Plus tier.
